Slow Growth within Unincorporated County

Preserve Rural landscape & Historical significance of county
ensure the quality of life for residents
Slow the Growth
Williamson County, TN is reaching a tipping point in balancing growth and quality of life. Our county's current zoning ordinance for the unincorporated land (outside the city boundaries) allows for the development of dense subdivisions even in rural areas. Our infrastructure cannot support the additional dense development. School construction alone to accommodate the rapid development is costing $80-$100 million annually. Property taxes are likely to skyrocket for expanded infrastructure to support the projected 5.5 % annual growth.

Fiscal Responsibility
Did you know our county is over $700 million in debt? Almost all of this is attributable to school construction. We are borrowing $60-$80 million annually for new and expanded schools. In addition to construction costs, education operation expenses and debt interest consume 75% of our county's annual budget. Meanwhile we've under-invested in roadway improvements and other infrastructure, and catching up in those areas will add additional financial burden on taxpayers.

Town & Country Option
Williamson County's population is up over 26% in the last 10 years and our growth is still accelerating. The Greater Nashville Regional Council has projected that Williamson County's population will grow at 5.5% annually through 2045. With current zoning our population in 25 years will be more than 2.5 times that of today! The Town and Country plan recommends new development in the unincorporated areas (outside of the Villages, Hamlets, and Urban Growth Boundary) from 1 housing unit per 1 acre to 1 housing unit per 5 acres . The higher density growth should be within the UGB or where adequate infrastructure exists. The goal of the Town and Country Plan should help control Williamson County's growth and protect our landscape, quality of life, and economic integrity. In March 2020, the County Commission and the Planning Commission voted overwhelmingly to approve the Town and Country plan.
